Rows of Cherrios lined the walls and boxes of food filled the conference room. For one day, the team members at Newby Management turned into a food packing assembly line. As holiday music plays, team members gather to serve residents. For some team members, like Kelly Horalek, a corporate office accountant, this is her favorite day of the year.
At the holidays especially, we notice the needs of people around us. At Newby Management, the team noticed that some residents were struggling to feed their families, something that becomes especially difficult around Christmas. That was when they started delivering holiday food bags to residents in their communities who needed an extra hand.
This year the corporate office team packed an astounding 1,500 pounds of nonperishable food. It’s the kind of food most people take for granted, like peanut butter and jelly or oatmeal. But for some families, those staple items will go a long way.
138 bags were given away in total. The bags are personally delivered by a corporate team member, so the residents aren’t just getting food, they are getting encouragement too. While some residents need food care packages, others just need a bit of holiday cheer. For residents who had a difficult year, the team delivered fresh poinsettias to their homes. It’s just a simple reminder that they are being thought about during the holidays.
Serving residents in your mobile home community during the holidays can take on many different forms. Whether you do something big or something small, know that it can go a long way to boosting morale in your community. Sometimes the best thing you can do is to meet people where they are and love them.

When you begin your search for a manufactured home you might start coming across confusing terms. There are several different types of communities, each with their own sets of pros and cons. We are going to discuss the three most common types of manufactured home communities in Florida.
Land-Lease Community: When moving into a land lease community, it’s important to realize that you don’t own your land. After you purchase a home, you will pay a monthly land lease payment for the use of the land/lot on which the home is placed and the use of all the facilities and amenities in the community. In Florida, this is the most common type of 55+ housing with about 2,400 of these communities. The primary benefit to this type of ownership is you won’t have to invest additional money in purchasing the land. The average land price starts around $35,000 and goes as high as $75,000. Average monthly land lease payments range from $400 to $900. Typically most land lease communities are run by the land owners or by a professional management company.
Land-Owned Subdivision Community: When you purchase the land/lot in this type of community you will be purchasing the land with a specific legal description. The land price can range from $35,000 to $75,000. Monthly maintenance fees range from $100 to $300. Monthly dues are for the use of the facilities, amenities and common area. This option means you will not have to pay a larger monthly lot rent, but your initial costs will be much higher, as you will have to purchase the home and the land. Land-owned communities are a good option for people who have more money to invest. All lots in a Land Owned Subdivision will be owned by individual owners who form a Homeowners Association. The members of the Association elect a board of directors to manage common elements.
Resident-Owned or Co-op Community: In a resident-owned/Co-op community, the community is owned by a group of residents, normally 40 to 70% of the total home sites in the community. The residents that formed the Co-op become shareholders and pay a maintenance fee similar to, but generally less than the land-lease price mentioned above. Those Co-op shareholders form a corporation to own and operate the community. Each Co-op shareholder has one membership interest in the corporation. The corporation is managed democratically, with one share equaling one vote. Day-to-day operations in the community are overseen by a member-elected Board of Directors who frequently hires professional management. The non-shareholder lots remain as land lease and pay a monthly land lease payment as outlined in the first option above. There are approximately 700 of these communities in Florida.

We all know the stigmas associated with mobile homes. Here’s the thing, most of these aren’t true anymore. There’s a huge difference between parks of the past and parks of today. Today, we’re going to debunk 5 myths that you’ve heard about mobile homes that just aren’t true.
1. Manufactured Homes are More Prone to Fires
Manufactured homes get a bad rap for being fire-prone. In fact, the media seems to just love writing about them catching on fire. This, combined with the idea that mobile homes are more likely to catch fire makes people believe it must be true. Today, the fire resistance provisions of the HUD code have strict standards for fire retardation and smoke generation materials, large windows in bedrooms, smoke alarms and at least two exterior doors which must be separate from each other and reachable without having to pass through other doors that can be locked. On the other hand, site-built homes do not have such strict requirements. The truth is, fires can happen anywhere and today’s mobile homes are no more at risk for fires than comparable site-built homes.
2. Manufactured Homes Are Poorly Constructed
Many people seem to believe that manufactured homes aren’t constructed as well as site-built homes. In reality, site-built and manufactured homes are built out of the same materials, just not at the same locations. Although they aren’t built at their final location, manufactured homes are sturdy and follow the same and often stricter HUD building codes than site-built homes. Many of our renovated homes include features such as cherry wood cabinets, granite counters, stainless steel appliances and more. These homes exude both quality and beauty.
3. Manufactured Home Communities Aren’t Nice
The truth is, a few places give manufactured home communities a bad name. There are definitely some manufactured home community operators who care more about profits and let an aging community fall to the wayside. However, you’ll also find a great deal of community managers like Newby Management who places great importance in capital improvements and putting people before profits. For example, in our premier communities like Camelot Lakes, Camelot East and Rolling Greens we are currently working on big capital improvements that will benefit the entire community. We also are always working to update the home inventory. There are many operators and managers who take the time to ensure that communities are kept up-to-date and beautiful for residents to enjoy.
4. Manufactured Homes Don’t Appreciate
Like site-built homes, appreciation depends on a lot of factors. The reality is that some homes appreciate and others do not, no matter what type of home it is. Appreciation factors depend on some of the following:
The housing market in which the home is located, will have a significant impact on the future value of the home.
The community in which the home is located, has a similarly significant impact on the home’s future value.
The initial price paid for the home.
The age of the home.
The inflation rate.
The availability and cost of community sites, which reflects the supply and demand influences on the home’s value.
The extent of an organized resale network, where an organized network will usually result in homes selling for a higher price than in markets without such an organized network.
Any home that comes out on the positive end of these factors is likely to appreciate, whether the home is manufactured or built on site. If you’re hoping your manufactured home will appreciate over time, consider the factors listed above when making your purchase.
5. Manufactured Homes Are For People With Financial Issues

When this happened, HUD standards, quality standards and societal standards were placed on manufactured homes. Today, there is hardly any difference between a site-built home and a manufactured home. If you’re in the manufactured housing industry, you may be wondering how we are going to attract new buyers, both now and in the future. The Manufactured Housing Insitute (MHI) has been hard at work on that question.
They recently rolled out a new user-friendly website to help attract people of all ages. Plus, MHI announced a research initiative that will help reach underserved areas that will be vital to the industry: millenials, immigrants, and step-down baby boomers.
These groups often find it difficult to qualify for traditional site-built housing, but will consider manufactured housing if it meets their needs.
The goal is to gather information on the wants, needs, perceptions, and preferences of these groups. From there, MHI will work to create strategies to offer housing that will convert these groups to manufactured home buyers.
“This initiative will help us develop a robust, fact-based analysis to drive strategy and serve as a basis for change,” said MHI President and CEO Dick Jennison. “The initiative is about significant long-term growth and defining a more expansive market for the manufactured housing industry, and what changes may be required for the industry to successfully appeal to the underserved entry-level homebuyer.”
MHI reports the study will address the following:
Identifying the needs, preferences and emotional trigger points for different housing alternatives, including conceptual features and benefits of homes.
Obtaining in-depth insights regarding the image, position, and feasibility for manufactured housing solutions to solve or create value for consumers and their homeownership challenges.
Determining the critical success factors and key elements needed for consumers to consider and ultimately purchase a manufactured home.
Analyzing the needs of the different groups and current industry customers to better understand the similarities and differences.
Providing analytics to estimate conversion levels and translating it to number of housing units.
Understand how these underserved customer requirements and home needs fit within our current HUD Code and the implications for the future.
Determining the current image of manufactured housing among consumers in these underserved markets and use it for market positioning and promotional strategies.

It’s a mantra you’ll hear countless times at Newby Management. It holds true in a variety of circumstances and often proves to be invaluable in the workplace, especially when it comes to protecting your assets in a manufactured home community or RV resort.
Number 10 in our 10 Basics for all team members states “Protecting the assets of your community is the responsibility of every team member.” Whether it’s the community/resort manager or someone on the maintenance crew, everyone should feel empowered to protect the assets.
Empowering your team members to take responsibility for the community’s assets means first making them feel part of a team. People who feel valued by their employers often take more responsibility and pride in their positions than people who don’t. Invested employees notice cracks in the walls or issues when the checkbook is being balanced.
In essence, these team members feel like the community/resort finances are their own and treat the assets as they would their home. As a management company, it’s why we value every member of our team, treating them all with the respect and dignity they deserve.
You’ll often see that our business philosophy boils down to respect, compassion and care. Successfully managing a community/resort isn’t about the bottom line, it’s about the people. When you find ways to meet the needs of your team members and residents, you’ll see that the bottom line comes up to meet you, rather than you always having to chase it down. As a famous author once said “Profits are a lagging indicator of how well the customer is taken care of”.
There’s so much that goes into protecting your community/resort assets, both the tangible and intangible ones. In the end, your team members play an important and integral role in how well assets are protected. At Newby Management, our accounts payable team member often says that she treats the company’s money like her own. She monitors each dollar that goes out, checks for consistencies and always follows through when something doesn’t seem right.
That kind of dedication and attention to detail comes from team members who feel valued and important. They see themselves as key players on the team and take initiative when problems arise. Remember, when you’re managing a mobile home community or RV resort, you should always put people first. The results will always pay off in the end. This is a concept we can say we’ve seen hold true again and again in our business, and it likely will in yours too.
For more than a decade, Florida has avoided catastrophic hurricanes. Catastrophic storms like Wilma and Charley, the kind that rip along our peninsula and leave a path of destruction, disaster and sometimes, even death. But in early October, we watched as forecaster’s predicted Florida in the path of a dangerous Category 3 storm, Hurricane Matthew.
At the time, the National Hurricane Center projected Matthew as a potentially historic disaster for much of Florida’s east coast. At Newby Management, our team was on high alert with several of our communities in the storm’s direct path.
With experience in previous hurricanes, we activated the Newby Emergency Action Team (NEAT). In August 2004, Hurricane Charley tore through Southwest Florida and severely damaged a Newby Management community. From that experience, the team created NEAT to respond to natural disasters that may occur in Newby communities including hurricanes, fires, tornadoes, flooding and terrorism.
Despite predictions, Hurricane Matthew never made direct landfall in Florida. Instead, the harsh outer bands of the storm licked the state, causing widespread flooding, damage and power outages across the state, leaving 5 people dead.
In our communities, although there were reports of some significant damage, we lost no lives and no one was injured. NEAT responded before, during and after the storm to help keep residents safe and get their lives back on track quickly. Over the past 11 years, the NEAT team has been deployed 14 times to assist our communities across Florida.
While NEAT does not replace state or federal resources like Red Cross, we do understand that during times of natural disaster, these agencies can get overwhelmed. That’s where NEAT steps in. Our team of trained volunteers is able to provide resources and organization until the appropriate agencies can take over.
Here is a break-down of Newby Management’s response to Hurricane Matthew: BEFORE HURRICANE MATTHEW:
• Corporate team members including the president, vice president, CEO and regional managers began reviewing NEAT documentation pertaining to storm preparation in the days leading up to Hurricane Matthew.
• Regional managers at the corporate office called their community managers to review their preparations and storm procedures.
• Based on Hurricane Matthew’s projected path, 2 NEAT teams were formed. One was set to deploy to Sandhill Shores in Fort Pierce, and the other was set to deploy to the east coast, where Newby Management has three communities. These two areas were projected to get the worst of the storm.
• The corporate office continued to monitor the path of Hurricane Matthew to ensure the proper personnel and resources where in place.
• Team members worked to ensure the 2 NEAT trailers were stocked and ready. These 6 x 12 trailers hold everything from generators and air compressors to bug spray and gloves.
• Community managers were instructed to board up clubhouses, clear debris and ensure their community was prepared to handle strong winds and potential flooding. AFTER HURRICANE MATTHEW:
• Hurricane Matthew hit on Friday October 7, 2016. Although the storm did not directly hit the state, the east coast sustained strong winds and some serious damage.
• After receiving reports from the on-site NEAT teams at several communities, the corporate team made the decision to deploy both stocked NEAT trailers to the east coast, where two communities needed immediate attention.
• Saturday and Sunday the NEAT team deployed to the communities.
• Saturday morning, the team made a preliminary assessment of all affected communities.
• 3 NEAT team volunteers went to Highland Country Estates in Debary to help with moderate clean-up there. The NEAT trailer also made a stop at this community to drop of necessary supplies.
• The rest of the NEAT team met at Magnolia Village to prioritize response activities. Teams were then split up between the 3 communities to begin work.
• Teams worked to clear roadways and clean up twisted metal.
• On Sunday, 2 regional managers and Newby Management’s president made final preparations for the second team of NEAT volunteers to finish the initial relief efforts on Monday. Although, full clean up and recovery will take weeks. COMMENTS FROM TEAM MEMBERS ON NEWBY MANAGEMENT’S HURRICANE MATTHEW RESPONSE:
”I cannot say enough about how grateful I am for all of my community managers,” said Neil Brown, Newby Management Regional Manager. “They all responded wonderfully in the preparation and response to this event. I have yet to hear a complaint. This is true also of the response volunteers from the corporate office and other communities.”
“I am always amazed at how in the face of tragedy people will pull together to accomplish difficult tasks, said Barry Campbell, Newby Management Regional Manager. “The way our company personnel responded with positive attitudes, ready to work, focused on serving and preserving property is what made this response so successful. Training and planning helped, solid leadership did its part, but the aforementioned attitudes of service made it a successful “team” response.
Today, manufactured homes are built with quality craftsmanship and materials. They are built by professionals in controlled environments, helping them produce excellent products with less waste.
These newer homes often include modern and luxury upgrades like granite counters, stainless steel appliances and garden tubs. They are built using strict guidelines, so in many cases they are just as safe, or safer, than site-built homes.
It’s easier than ever to get financing for a manufactured home, especially for newer homes. That’s why we think purchasing a manufactured home is even better than renting, especially if you’re in an apartment. Here’s just 5 reasons manufactured homes are better than apartments.
