February rolls around, strawberries are coming into season. We here at Newby
Management are getting ready for our beloved Strawberry Socials. We are
preparing to undertake 30 different Strawberry Socials all across the state
of Florida and will travel hundreds of miles to serve our residents. This
might leave some of you wondering why Newby Management does Strawberry Socials.
Here at Newby Management, Strawberry Socials are a tradition that stretches back many years, starting in our founder’s childhood. Martin Newby grew up farming in Iowa. At the end of the season, his parents would invite the neighbors over, who brought homemade ice cream, and they would share their home grown strawberries. Just like that, the first Newby Strawberry Social commenced on a front lawn in Iowa.
Once Martin started Newby Management, he was always looking for great ways to provide exceptional customer service to the residents. Thinking back to his years in Iowa, he sought to recreate the Strawberry Socials of his youth. Now, all these years later, we still continue to serve strawberries to our residents. We here at Newby Management have a Strawberry Social season. Every year we look forward to engaging with our residents and serving delicious strawberry shortcakes that have been perfected over the years.
If you ever talk to someone who loves where they live you’ll often hear the same thing. They love the community! For many people living miles from family, the friends surrounding them become their loved ones.
Fostering this feeling in your manufactured home communities and RV Resorts is so important. These communities aren’t just houses in close proximity, for many they represent home, family and a sense of belonging. But communities like this don’t just happen, they are built over years and become neighborhoods sharing experiences, laughter and love.
At Newby Management, we believe this sense of community is one of the most important aspects of managing manufactured home communities and RV Resorts. As such, we wanted to give you five ways to help your residents get involved in your community.
1. HOST MONTHLY EVENTS
Each month, plan several events that will bring the residents of your community together. Whether it’s something small, like coffee and donuts, or something bigger like a potluck, your residents will enjoy getting to meet each other. Each event will begin to feel more and more like a family reunion.
2. USE SOCIAL MEDIA
Today, communities are built in person and online. If you’re hosting monthly events in your manufactured home community, let people know about it! Get your residents talking on social media, whether you’re asking them to share pictures or use a certain hashtag. Eventually you’ll have a community of people who love promoting you! Plus, if your community caters to snowbirds they can stay involved during the summer months, too.
3. CREATE SOCIAL CLUBS
When people move into your community, screen them for their interests. Create a form that lets people select the type of things they like to do. For example, photography, knitting, running, woodworking, etc. Then you can give your new resident information on others in the community who like the same thing, what time social clubs meet and how to best get involved. Some people are too shy to find people who like the same things they do, so this gives them a head start!
4. CREATE BUZZ
If you’re hosting an event in your community, make sure to create some buzz. Pass out flyers, hang banners and get people talking. When people come into your office remind them about the event and tell them to bring a friend. Use social media to help your cause. If you’re excited about the events going on other people are going to get excited too! Once word gets around you’re more likely to have a full house.
5. ENGAGE THE LONERS
Sometimes people will come to events but will sit by themselves. Engage these people, talk to them about their interests, see if they filled out an interest sheet. If not, have them do one. Introduce them to people at the event with similar interests. Try to help them engage with the community around them. Sometimes shy people just need a little budge to become the social butterfly!

That’s part of why we host strawberry socials in the spring and chicken BBQs in the summer. We love to see our residents get together and have good times! How do you promote resident involvement in your manufactured home community?
The smell of barbecue chicken wafts through the summer air. It’s a smell that creates memories and brings them back for residents at Newby Management communities. For the residents, it’s about more than a BBQ, it’s a time to connect with friends, to relax and to enjoy their community.
For the Newby Management corporate team, the Summer BBQ’s are about living out one of the company’s core values: Servanthood. It states: “With Jesus as our example, we will strive to graciously serve our customers, investors, and fellow team members to the highest level possible. Each of us agrees to be accountable to a higher authority.” Each summer, team members from the corporate office travel across the state with a grill in tow to
serve up grilled chicken, potato salad, beans, dinner roll and a large cake. Themes create a fun and exciting atmosphere, different years have featured fiestas, the 70s and more!
As you can imagine, a lot of logistics go into a BBQ for an entire community! In some larger communities, our team may cook over 400 pieces of chicken. This means we start at dawn and turn the grill four times!
You definitely won’t go away hungry from one of our shindigs either. We give very specific instructions to local butchers on how to quarter the chicken so each serving is huge. That’s right! We not only serve big pieces of chicken, but we also use local butchers near the community we’re serving.
When a resident comes through our line, they can be assured that we temp tested the chicken before it leaves the grill, so we can be sure it’s cooked thoroughly. Then comes the fun part: deciding whether you want light or dark meat. Delicious! You can get a piece plain or drenched in Sweet Baby Ray’s BBQ Sauce.
We love summertime because it means an opportunity to serve our residents and give back to our communities with a good old-fashioned southern BBQ. To our team, these are times of great fellowship and fun. They are a time to create new memories and reflect on past memories. They are a time to remind our residents that we are on their side. And of course, we can’t forget the delicious food!

Located in beautiful Bradenton Florida, Casa Loma park is an all-age manufactured home community. We are excited to welcome this community to the Newby Management family.
This community is unique because residents own both the land and the home. In land-owned communities like this, residents pay a monthly fee, which can reach upwards of several hundred dollars. In Casa Loma the monthly fee is only $67!
The community features 219 homesites and is an HOA (homeowner’s association). Residents can enjoy shuffleboard and the pool on site, along with a host of activities! It’s a great way to meet neighbors and get active in the community.
